Firstly the price quoted is based on a couple of valuations and is about an average. This is the price that I need to achieve and I have put it on this price so that people who are searching for the stuff below the 4 percent stamp duty threshold will not miss it. It has been valued at up to £540,000 but I think with the stamp duty problem I am doubtful that this is achievable. The reason, and the only reason I am leaving is because I going to buy a house I saw in France. My circumstances have changed over the years so living centrally is now not so important and I want to try and buy the house in France as well as get a small place in Hove. I may regret this forever as I have had a very good ten years here and I will be sorry to go. About the flat... The building was built in 1880 and the flat has very low costs associated with it. (see below) and it is very warm and very light as it runs front to back through the building. Both bedrooms are at the back of the building (south facing) so very quiet and with the soundproofing quite unlike any bedroom in any flat I have been in. The front room has the kitchen at the back of it. I knocked it through into one room as the kitchen was too dark and now it is one big living space. The two big windows give loads of even light despite being North facing. The area is very safe and as I bought the flat with the intention of having a lodger I was very aware that I wanted anyone female to feel safe walking round at night. 100% problem free in that respect. Security is top notch, no break-ins in this building in the ten years I have been here and no bikes gone missing. There is a motorbike bay just round the corner and parking is by permit. If you have a car and motorbike then you only pay for the car and the bike is issued with a virtual permit which allows free parking in Zone C and all bike bays around Westminster. There are several really good looking pubs round here such as The King Alfred, The Warrington, The Waterway and the The Bridge by the canal are all great). A few restaurants, mainly Thai, one French and a couple of Indians. It's 6 minutes walk to the tube, which is 15mins into Oxford Circus. 20 minutes walk takes you down to Portobello and 8 minutes walk to Little Venice with the very nice canals. This area is like a haven of calm in the middle of the city but everything is so close. Camden Market takes 25 minutes tops cycling down the towpath, Regents Park is even closer and the local Paddington Recreation Ground (the 'Rec') is just round the corner. That has a Gym, Tennis Courts, Floodlit Football pitches and an OK cafe as well. The area is a brilliant place to invest as it seems to ride out all the ups and downs of the property market. It is known for the good quality of the flats and so has always been in demand. Also if you have children St Saviours just round the corner is apparently a very good school. I think this is the best part of London and what you would be buying is a very, very sound investment, well loved and maintained, (10 out of 12 flats are owner occupied only two are rented), very low outgoings in a great area which is always popular. Peaceful Central London living without all the hassle but still very close to all the action. I simply would not dream of selling if I didn't have to....
